This article is focused on looking closely at the aspect of over-tourism due to the coming up new forms of tourist accommodation and also looking at the impact of these activities on the process of land use, spatial planning as well as the management of the landscape and resources of Santorini. It is argued that the major factors in building the dominant model of tourism include the existence of policies that favor the activity of exploitation of the small landowners and the policies specific to the development of local residents of Santorini. To sum it up, this article is primarily focused on assessing the case of Santorini by looking at the emergence of non-institutionalized tourism accommodation which has led to an increase in the phenomenon of over-tourism thereby affecting the use and management of spatial as well as landscape planning. This is the main aim of this article, which is focused on analyzing the impact of over-tourism on the cultural landscape of Santorini. Further, various legal framework and policies specific to a sector is also examined by closely looking at the statistical data which is available and also through the method of participant observation the impact of over-tourism in Santorini is studied focusing on the aspects of land use, land planning and management of resources. The current article begins by providing a theoretical background about the main variables which are relevant for this study. The main conclusion which can be drawn from this article is that policies specific to spatial planning as well as the protection of the landscape must be taken at both the national as well as regional level. Hence, the promotion of developmental measures focusing on the aspect of landscape planning, protection and management should be implemented in accordance with the European strategic guidelines. Further, ensuring the sustainability of the use of resources in the process of tourism planning is the basic requirement.
